Advise real estate developers, home owners and builders on modular construction solutions, applying land use and zoning knowledge to evaluate project feasibility and optimize development outcomes, and determine any environmental issues that needed to be addressed for their projects approval. Conduct project coordination and stakeholder engagement to guide clients through regulatory and planning considerations for residential development projects such as lot divisions, lot line adjustments, and environmental and critical areas.
Reviewed and processed land use and environmental permits for a diverse range of residential, commercial, and conditional use projects, ensuring compliance with local zoning codes and State regulatory requirements. • Prepared Staff Reports for Hearing Examiner Conditional Use Permits, translating complex land use findings into clear, well-documented recommendations for public record. • Conducted environmental reviews and assessments in accordance with SEPA (Washington State Environmental Policy Act) standards, evaluating potential project impacts and recommending mitigation measures. • Utilized GIS (ArcGIS, QGIS) for spatial analysis, site mapping, and data validation in support of land use review and planning decisions. • Served as Planner of the Day (in-person and virtual), providing real-time guidance to applicants and community members on zoning regulations, permit requirements, and land use processes. • Collaborated cross-functionally as a member of the departmental Outreach Team and SmartGov implementation team, contributing to public engagement and internal process improvements. • Reviewed and marked up development plans using BlueBeam, ensuring submitted proposals met code requirements prior to approval.
